Shipping furniture to Dubai vs buying locally: what makes sense for a rental

Shipping furniture to Dubai works well when you're moving there with your own household. For a rental property you manage from abroad, it's rarely the simplest route. You have to organise freight, clear customs (the duty exemption mainly covers used belongings of people relocating), get the delivery into a tower that requires access permits, then have everything assembled, all without being there. Furnishing locally removes most of those steps. Here is a practical comparison, with no made-up figures, to help you decide.

Can you ship furniture to Dubai from the UK, France or elsewhere?
Yes, through an international mover or freight forwarder. But it involves several steps you'll need to coordinate:
- packing and collection at origin;
- freight, usually by sea container;
- customs clearance on arrival;
- delivery to the apartment;
- assembly and packaging removal.
Each step has its own provider, timeline and surprises. For an owner who doesn't live in Dubai, coordination is the real cost.
Importing furniture: what Dubai Customs says
According to Dubai Customs (page checked on 1 October 2026), used personal effects and household items can be exempt from customs duty, under conditions: they must be brought in by people coming to reside in the country (or nationals returning from abroad), in quantities appropriate to furnishing a home, with a packing list of the full contents.
Dubai Customs also states that new personal effects and household items are not exempt, and the corresponding duty applies.
So for an investor furnishing a rental they won't live in, or buying new furniture abroad to ship it, the exemption is unlikely to apply. Check exact duties, taxes and formalities with Dubai Customs or your forwarder before shipping anything.
What matters for a rental property

What about IKEA and big-box stores in Dubai?
Mass-market retailers, IKEA included, operate in Dubai. For a few pieces or a tight budget, they're quick and practical.
